Megaworld opens 6-lane main avenue in Capital Town

CITY OF SAN FERNANDO – Property giant and pioneering township developer Megaworld formally opened a portion of the main avenue inside its

35.6-hectare Capital Town township here on Feb. 22.

The six-lane, 30-meter-wide road which is part of the Central Avenue and the San Fernando Boulevard that runs inside the township is seen to ease the congestion of traffic going to and from two of the city’s major thoroughfares, Lazatin Blvd. and Capitol Blvd. This will also help facilitate the efficient movement of people by providing quicker access to other commercial establishments within the city. 

Together with the road opening, Megaworld is also celebrating other milestones in its New York City-inspired township. 

The company is nearing the completion of the 14-storey Chelsea Parkplace, Megaworld’s first residential condominium development inside Capital Town, while also breaking ground for the township’s first-ever office development, the four-storey Pasudeco Tower.

“Capital Town proudly celebrates its major milestones as we continue ushering a future built on heritage and culture here in the City of San Fernando. These achievements mark an important phase for the township, and we are excited to see the rest of this vision come together,” said Eugene Em Lozano, senior vice president for sales and marketing of Megaworld Pampanga.

Located near major establishments rising soon inside Capital Town, such as the museum, the Shophouse District, the iconic Capital Town Clock Tower and Sales and Information Center, and the Philippines’ biggest McDonald’s store, Chelsea Parkplace is now 95% sold out and turnover to residents is expected to begin later this year.

The Pasudeco Tower, meanwhile, offers nearly 11,000 square meters of gross leasable office space and is seen to provide a significant boost to the local economy of San Fernando, particularly in the business process outsourcing (BPO) sector. 

Capital Town Pampanga is expected to help provide about 250,000 direct and indirect jobs to Kapampangans as it will also impact other related sectors like transport, retail, food, and construction among others.

“These milestones are proof of Megaworld’s commitment to helping bring social and economic development in the City of San Fernando. We are proud to have made great strides in the city as we continue our partnership with the local government through initiatives that help San Fernando become a symbol of progress,” enthused Lozano.

Located just a few steps away from the Pampanga Provincial Capitol, Capital Town is located on the former site of the Pampanga Sugar Development Company (Pasudeco) the first Filipino-financed sugar central in Pampanga that was established in 1921.

To date, Megaworld has already launched nearly 1,000 residential condominium units inside Capital Town spread across its three properties: Chelsea Parkplace, the 16-level Bryant Parklane, and the 15-storey Montrose Parkview. Since the launch of these projects, property prices for residential condominiums inside the township have now risen to as much as P258,000 per square meter.

Additionally, the company has already sold out all 95 lots at the 6.3-hectare Capital Town Shophouse District. Ranging in size from 276 square meters up to nearly 700 square meters, budding and seasoned entrepreneurs from Pampanga,  nearby provinces, and even from Metro Manila can build their businesses by opening their own stores, shops, and outlets in this part of the township.

Other developments rising soon inside the township are the Capital Mall and Museum, a two-hectare rainwater park, as well as lots of parks and green, open spaces, and other recreational amenities.

Capital Town can be accessed just an hour away from Metro Manila and sits just five minutes away from the San Fernando exit of the North Luzon Expressway. This proximity to NLEX brings businesses within close access to the Subic-Clark-Tarlac Expressway, the Tarlac-Pangasinan-La Union Expressway (TPLEX), and the Clark International Airport.
