
Through local transport integration, three Pampanga communities gain structured transport support designed for working homeowners
MAGALANG, PAMPANGA — Raemulan Lands, Inc. (Raemulan) ramps up its footprint in Pampanga with a combined total of 3,500 units now ready for occupancy across three inclusive residential developments: Pagsibol Village by Everyhome Enclaves, Pagsikat Place and Pasinaya Homes by Extraordinary Enclaves. Located along the Mabalacat–Magalang corridor, the developments form part of the company’s growing residential pipeline in Central Luzon.
To ensure residents have reliable transportation access, Raemulan is integrating 24/7 tricycle services into the overall community planning through newly formalized partnerships with local transport groups.
For many first-time homeowners, proximity to schools, markets, and work isn’t just a bonus—it’s a necessity. To address this need, Raemulan will implement TODA terminals within the communities, rotating tricycle service shifts, and discounted fare systems for residents to ensure transport access is treated as a foundational community feature, not a post-construction add-on.
These TODA partnerships will serve homeowners in all three communities who rely on access to nearby industrial zones, markets, schools, and regional transport hubs. The sites are less than 30 minutes from the Clark Freeport Zone and are accessible via the Mabalacat-Magalang Road and the Sta. Ines Exit of the North Luzon Expressway (NLEX).
The partnerships with S.R.M. Tinabang TODA (Sto. Rosario, Magalang) and Dolores TODA will enable on-site transport access that grows with demand. TODA services will expand as community occupancy grows, ensuring transport availability meets resident needs.

The two TODA groups have long served the corridor informally, helping connect barangay roads to larger provincial routes. Under the new partnership, five tricycles per terminal will operate on staggered shifts to ensure 24/7 availability. Residents of Raemulan communities will benefit from affordable transport rates—such as a discounted ₱30 fare for most communities and ₱50 for Pagsibol Village—compared to regular public fares of ₱40 and ₱60, respectively.




Transport services and safety protocols will be coordinated by the company’s Property Management Office, which will issue official IDs to TODA drivers, manage dispatch operations, and oversee terminal signage and passenger waiting zones. Implementation will roll out in stages as occupancy levels rise.
Pagsibol Village, with 1,090 planned homes, is now over 90% constructed. Pagsikat Place, comprising 2,044 units, has completed its core construction phase across the site. Shared amenities, including basketball courts, elevated water tanks, and multi-purpose halls, are either operational or in the final delivery stages.
Raemulan Lands, which entered the market in 2016, has built over 50,000 units across Luzon under government-classified housing categories. Its recent projects emphasize integrating infrastructure—such as transport services, water access, and communal spaces—into large-scale housing rollouts designed to foster inclusive, accessible, and connected communities.
