Porac growth boosted by new Alviera industrial and leisure developments

PORAC, Pampanga — Alviera, the 1,800-ha. mixed-use estate jointly developed by Ayala Land and Leonio Land Holdings, has marked another milestone with the new phase of the Alviera Industrial Park and the launch of the Alviera Country Club.

The Alviera Industrial Park is located near the entrance of the estate development, where it is strategically accessible from SCTEX (Subic-Clark-Tarlac Expressway) and other thoroughfares. From the 1st phase of the industrial park,  a new phase has been launched with an additional 32 hectares following strong demand for more industrial lots.

Phase 1 of the park already has move-ins from noodle manufacturer Monde Nissin and Badan Building Materials, a company in stone engineering. Operations with about 350 combined employees will commence this month. Another upcoming locator will be Heavy Duty Manufacturing, Inc. which provides quality exhaust components for different industries.

Phase 2 of the industrial park, 32 hectares in area size, is on track for completion early next year. Alviera Industrial Park is dedicated to light to medium, non-polluting industries and is open for non-PEZA locators.

A public transport terminal linking Alviera to major points like Dau, Mabalacat, San Fernando and Clark will be developed later this year. Discussions are ongoing with public transport groups.

Meantime, the much-awaited Alviera Country Club is set to become Central Luzon’s premium fitness and recreation destination with its opening this year. Designed by Leandro V. Locsin Partners, the sprawling 5.6-hectare country club is in the heart of the estate. The club features a network of swimming pools, a gym with dance studio, and multiple indoor courts for basketball, volleyball, tennis and badminton. For children, there is an outdoor splash park, an indoor play area, locker room and change area.

For relaxation, Inawa Spa offers massage treatments by specially trained masseuses. The spa has Shiatsu and Swedish massage services, and their own signature relaxation treatments.

There are three restaurants top billed by Manyaman Restaurant, a 112- seater restaurant that offers Filipino and international dishes. Next is Sabyan Café which offers hot and cold beverages and a wide array of sandwiches, and freshly baked bread and pastries. Sabyan serves delectable coffee sourced from Sagada and Sultan Kudarat.

Lastly is Galo Sports Bar which offers tasty bar chow. Patrons can enjoy darts, billiards and table tennis over their drinks. Nearby,patrons can also try out the KTV rooms, the game console room and the theater for film viewings.

“We look forward to welcoming members and guests at Alviera Country Club to experience Pampanga hospitality at its finest,” said Melanie Eugenio, Alviera Project Development Manager.

To head food and beverage operations, the club appointed Executive Chef Raffy Borromeo Hubilla. The Olongapo-born chef has over 25 years in the culinary business including international experience.

Aside from sports and family activities, Alviera Country Club was created for both intimate celebrations and large-scale events.There are meeting rooms and a boardroom on the ground floor. On the second floor are two ballrooms that can be combined into a grand hall that can fit as many as 500-600 guests. A pre-function area running the length of the hall provides a view of the entire club.

Aside from the industrial park and club, land development on the estate continues. The Alviera East Commercial Center will be completed next year. Campuses for Miriam College Alviera and Holy Angel University are under planning and to commence construction in the next years for their target completion and operations in 2022 and 2023 respectively., as is the 23-hectare La Salle Botanical Garden. The botanical garden already has its nursery in place and will be operational by 2020.

In terms of residences, all three Ayala Land brands are present on the estate to provide various options. Avida Land has begun to accommodate move-ins for its first community and is on its second project. Alveo Land has met with similar success and has also begun sales for a second residential project. Ayala Land Premier is scheduled to launch its second residential community as well.

The estate continuously supports its nearby communities, Brgy. Sapang Uwak and Hacienda Dolores, with livelihood, education and medical programs. Alviera also has infrastructure projects for the community such as the Sapang Uwak Elementary School construction which will provide more educational opportunities.

Alviera will be developing another 300 hectares over the next five years covering commercial lots and new residential options from the three brands.
