Lipa-Malvar, Batangas — Maxort Philippines Inc., an export-oriented pipe fittings manufacturer, will open its facility at LIMA Estate, Batangas, by Q2 2026. The 1.1-hectare facility will be developed by Mintong Construction Inc., the contractor behind industrial facilities for recent locators including Steelwell, Fong Shann, and Tang’s Realty.
Maxort’s entry will create 150 construction jobs in its initial phase, with operations set to begin by the end of 2026. The PHP 400 million investment reinforces LIMA Estate’s growing roster of international manufacturers and highlights the estate’s role as a magnet for foreign direct investment in the Philippines. Once operational, the facility will generate 200 new jobs, boosting local employment and supporting the region’s economic growth.
“We chose LIMA Estate because the Philippines offers a strong foundation for growth. Its skilled workforce, reliable infrastructure, and supportive incentives allow us to scale responsibly while creating meaningful jobs for the local community,” shared Maxort Philippines Inc. President Jinjun Zhao.
Established Track Record
LIMA Estate currently hosts 197 global manufacturers and service providers, collectively employing over 75,000 workers across industrial zones, the central business district, and retail developments. As a PEZA-registered estate, LIMA provides export-oriented enterprises with competitive advantages through reliable utilities, strong logistics connectivity, and modern infrastructure designed for operational efficiency.
Over the next five to seven years, LIMA Estate will expand to 1,500 hectares, tapping into Batangas’ rich talent pool and attracting more foreign direct investments. These developments strengthen Batangas’ role as a key industrial corridor in Southeast Asia.

“Maxort’s expansion through LIMA Estate demonstrates the strength of the Philippine market for global manufacturers. Each new investment brings valuable technology transfer and reinforces the Philippines’ capacity for sustainable, export-driven growth,” shared Aboitiz Economic Estates Vice President for Commercial Strategy Monica Lorenzana Trajano.
Integrated Development Model
LIMA Estate operates as an integrated ecosystem that goes beyond traditional manufacturing zones. Anchored in industry, the estate is also home to a 70-hectare business district that supports companies’ growing needs. Over time, LIMA has evolved into Batangas’ center of commerce, combining industrial, commercial, retail, office, and residential spaces that drive both business and community life.
Its infrastructure includes dedicated utilities for power, water, and renewable energy, supported by smart management systems that ensure operational reliability. These features reduce operational risks and provide companies with the stability required for long-term growth.

“As a new locator at LIMA, our company will contribute to Batangas’ economy by creating jobs, supporting local suppliers, and developing workforce skills through ongoing training. Our operations will also sustain demand for logistics, utilities, and other essential services, supporting the region’s steady growth,” shared Maxort Philippines Inc. Assistant General Manager Rosevel Fernandez.
Through continued expansion and a growing base of international companies, LIMA Estate demonstrates how strategic industrial development drives foreign direct investment while supporting inclusive economic growth in the Philippines.
