Flavorscapes at The Lakeshore ushers in first batch of residents

MEXICO, Pampanga – The first batch of four housing units were turned over to their happy owners at the Flavorscapes Subdivision at the Lakeshore here on Wednesday.

Architect Brian Mangio, chief executive officer of Central Country Estate, Inc. (CCEI) and developer of the 140-hectare Lakeshore Estate where Flavorscapes Subdivision is nestled, presented a symbolic key to the new owners in a simple turnover ceremony.

Mangio said the first batch comprised the accounts that were cleared during the pandemic. He said there will be another batch that will be turned over to their new owners next month.

“These are the nest units which have around 72 square meters floor area and 121 square-meter lot valued at around P3.5 million,” said Mangio.

“Flavorscapes is the first livable park community so the parks have restaurants which have different cuisines so that the residents in the village can go around their community and can go to different restaurants which represent Pampanga,” he added. “Our advantage is we are located just right along the expressway (NLEx).”

Developed by Sta. Lucia Development Corp., Flavorscapes is located beside Beverly Place which has a golf course accessible to its residents as well as SM City Pampanga which is about five minutes away from Flavorscapes.

According to Mangio, there are 5,000 units at the property and about 2,000 to 3,000 units have already been sold out. Each nest unit has a 121 square meter lot area with 72 sq meter floor area, 2 bedrooms, and 2 toilet and bath, with 1 powder room at the ground floor. 

“Some buyers are on hold because of the pandemic, so we are trying to restructure their accounts or we try to extend their payments. We understand that some of our buyers have lost income or lost their jobs so we extend their payments,” he said.

“Since we started here, there is already a 40 percent increase in the value of the lots. That at time we had around P1.5 million as the lowest. But now our lowest is about P2.5 million,” he added.

As many Filipinos from Manila go to Pampanga for food, Mangio said they conceptualized Flavorscapes to showcase various food and delicacies that are accessible here in one village.

Flavorscapes is a 22-hectare property nestled in the lush Lakeshore Estate. It is the newest addition to the 12 existing villages of the Lakeshore which is envisioned to be a truly unique community, according to Mangio.
