CITY OF SAN FERNANDO – Decades after becoming home to generations of Pampanga families, Essel Park Subdivision is entering its final phase.

S&L Inc., the developer of Essel Park owned by the Lazatin family, officially opened its remaining inventory to prospective homeowners during an open house on Sept. 19, offering Essel Park Executive Homes’ 95 residential lots to buyers looking to secure a home in one of the region’s long-established neighborhoods.

The Essel Park Open House showcased not only the Executive Homes residential lots but also East Gate commercial lots and a teaser of the soon to open The Grove. Giving prospective buyers an opportunity to explore the remaining properties and discuss financing options directly with the sales and marketing team.

“This is the final phase of Essel Park,” said Gino Lazatin Magat, family representative of S&L, Inc. “We are relaunching Essel Park specifically for this last phase.”

With an existing community of approximately 600 to 700 families, the development offers prospective homeowners something that newly launched subdivisions cannot easily replicate: an established neighborhood with a history, a community, and a proven residential setting.

Lending prominence at the open house event were former CSF vice mayor Jimmy Lazatin, Marco Lazatin, Roberto Panlilio, Maria Noelle Blanco, and Serafin Pecson.

A Legacy Address

Essel Park carries the name of the Lazatin family patriarch, Don Serafin Lazatin, and matriarch, Doña Encarnacion Singian-Lazatin. The family’s involvement in Pampanga real estate dates back to the 1960s, beginning with L&S Subdivision in Barangay Santo Domingo, Angeles City.

Over the years, the family expanded its property interests, eventually developing Essel Park and other projects across the province. Its real-estate footprint also extends into locations that have since become significant commercial destinations, including properties associated with SM City Pampanga and Robinsons Starmills in the City of San Fernando.

Following the 1991 eruption of Mount Pinatubo, the family partnered with a local developer for the development of EastGate Center, further establishing its presence in Pampanga’s evolving property landscape. Other ventures include WoodGrove Park, developed in partnership with Landco Pacific Corp. as well as residential developments undertaken with the Pueblo de Oro Group.

The Appeal of an Established Community

What distinguishes Essel Park today is not simply its remaining inventory, but the opportunity to become part of a neighborhood that has already stood the test of time. Its residential lots are notably generous by today’s standards, offering homeowners greater flexibility in designing executive residences, family homes, and properties intended for future generations.

Located along the MacArthur Highway corridor in Barangay Telabastagan, Essel Park also benefits from its position between the cities of Angeles and San Fernando, placing residents within convenient reach of commercial centers, schools, healthcare facilities, dining destinations, and other everyday necessities. For buyers who value space, accessibility, and an established community, the development offers a proposition that is increasingly difficult to find in a rapidly developing Pampanga.

The Final 95

The opening of the final phase marks a significant moment for Essel Park—and for buyers who have been waiting for an opportunity to secure a property within the community. Only 95 residential lots remain, making this the final opportunity to acquire a lot in the long-established estate.

For the Lazatin family, the final phase represents more than the closing of a property development. It is another chapter in a real-estate legacy that has been part of Pampanga’s growth for generations. For today’s homebuyer, it presents the opportunity to become part of that story.
