Alviera for Central Luzon: What does progress look like when nature is part of the plan?

Imagine a weekend in Porac, Pampanga: sunlight spilling over wide green spaces, children exploring shaded trails, and families enjoying a community where work, learning, and leisure are all within reach. This is the everyday reality that Alviera, a 1,800-hectare estate by Ayala Land Inc. and Leonio Land Holdings Inc., is shaping, a place where growth and nature thrive side by side.

The numbers tell a compelling story. Alviera’s industrial park is steadily taking form, with nine locators expected to generate 1,500 jobs by 2026, creating opportunities that keep families rooted in Central Luzon. Confidence in the estate is evident: land values in its commercial districts have climbed by up to 60 percent, while nine residential enclaves have sold 5,500 units, signaling strong demand for communities that combine accessibility with open space. Wide, tree-lined avenues and generous parks set the tone for neighborhoods that feel connected yet calm.

Education is part of this vision. Miriam College Alviera opened its 10-hectare campus last August and is now accepting students from Kindergarten to Grade 10 for School Year 2025–2026. Through its partnership with Camosun College in Canada, the school offers pathways to international degrees—bringing global opportunities closer to home for Central Luzon families.

Sustainability anchors the master plan. The La Salle Botanical Gardens (LSBG), now rising on 25 hectares, will serve as a green landmark dedicated to plant conservation, environmental research, and eco-tourism. It will feature 25 themed collections of native flora, seed banks, research labs, and sustainable systems, along with trails, picnic areas, campsites, a chapel, and an amphitheater. These spaces turn stewardship into a lived experience—science you can walk through and green spaces that invite residents to slow down and reconnect with nature.

Lifestyle follows naturally. Adventure seekers can head to Sandbox, while guests of the Alviera Country Club enjoy multipurpose courts, fitness facilities, a dance studio, and swimming pools. Sports have found a home here with a 350-meter driving range opened last December and venues that have hosted football, Frisbee, racket sports, and fun runs. On the calendar are trail runs, biking events, and the Spartan Regional Finals. Earlier this year, the Alviera Sports Program launched to promote active living and wellness across the region.

Connectivity ties everything together. From Alviera, major expressways are within easy reach; Clark International Airport and Subic Seaport sit nearby; and access to the upcoming North–South Commuter Railway strengthens the region’s logistics and commuter options. For residents, this means shorter travel times and more choices. For businesses, it turns location into a strategic advantage.

Looking ahead, Alviera’s central business district—crafted by world-renowned firm Henning Larsen—will blend modern urban energy with natural landscapes. Soon, a 20,000-square-meter retail destination will rise, featuring nature-themed playgrounds, splash zones, and outdoor wellness spaces—bringing convenience and community together in one vibrant setting.

Central Luzon’s next chapter is being written here—where jobs arrive with parks, schools open beside homes, and growth keeps faith with the land. If you live in Pampanga or nearby provinces, explore Alviera and see where your family’s routine fits best—at a campus, a trailhead, a clubhouse, or a workplace minute from home. If you build, teach, research, or invest in the region, consider how your plans can connect with this ecosystem: a shop in the retail district, a program at the botanical gardens, a team in the sports calendar, or a tenancy in the industrial park. Progress that includes nature depends on participation. Take your place in it.
